Buying a home can feel complicated when you do not know what to expect. For others, it may feel like just another walk in the park. No matter your reason for purchasing, my job is to help you understand your current position, explore the programs and options that may be available to you, connect you with trusted professionals, and serve as a reliable resource throughout the transaction. Every real estate transaction is different. The specific requirements, timelines, expenses, and protections will depend on the property, financing, and terms of your contract. Consult

The process begins with a buyer consultation. This is where we discuss your goals, preferred location, budget, timeline, financing, and the features you need in a home. We will also review buyer representation, your responsibilities during the transaction, and what you can expect from me as your real estate agent. If you plan to finance your purchase, you will need to speak with a qualified mortgage loan officer and obtain a preapproval before we begin actively shopping. The consultation allows us to understand your current position and create a realistic plan based on your needs, finances, and long-term goals.

Shop

Once you are prepared, we begin shopping for homes that match your approved budget and search criteria. This may include reviewing new listings, comparing properties, scheduling private tours, attending open houses, and researching the factors that matter most to you.

During each tour, we will look beyond the appearance of the home. We will consider the property’s condition, layout, location, disclosures, potential repairs, association fees, taxes, and how well it may support your lifestyle and long-term plans. The goal is not to rush into a house. The goal is to identify a property that makes sense for you.

Submit an Offer

When you find the right home, we will prepare an offer based on the property, current market conditions, comparable sales, and the terms that are important to you. An offer involves more than the purchase price. We will discuss your earnest money deposit, financing, inspections, closing costs, seller concessions, home warranties, settlement date, and any other protections or requests you may want to include. The seller may accept your offer, reject it, or present a counteroffer. I will help you understand the seller’s response, evaluate your options, and make an informed decision about your next move.

Ratify

A contract becomes ratified when the buyer and seller agree to the terms and sign the agreement. At that point, you are officially under contract, but there is still important work to complete before the home becomes yours. This stage may include submitting your earnest money deposit, completing inspections, negotiating repairs, finalizing your loan, completing the appraisal, reviewing association documents, obtaining homeowners insurance, and moving through the title and settlement process. Deadlines matter during this stage. I will help you track important dates, coordinate with the professionals involved, and stay informed as the transaction moves toward closing.

Close

Before closing, you will usually complete a final walkthrough to confirm the property’s condition and determine whether any agreed-upon work has been completed. You will then review and sign the final documents, provide any required funds, and complete the transfer of ownership. Once the transaction has been officially recorded and the keys are released, the home is yours.
